Yes, we will provide free estimates free of charge. It is not an inconvenience whatsoever to take a look at your home. We will provide an honest estimate showing what needs to be done and what route we recommend going. We will also include pictures (if applicable) of the work that needs to be done.

Most common reason is age, harsh weather conditions can also cause problems. Additionally, not giving proper maintenance can also cause problems as algae or mildew can arise . Improper roof installation/ cheap materials can also cause problems.

There is many ways to tell if your roof is failing. One way is granulate loss or fibers showing on your asphalt shingles. Another way would be leaks around the property or rotten plywood/T&G boards.

Most flat roofs material warranty is rated at 15 years. Shingles material warranty start at 20 years.

It all depends on how many layers of roof your property has, if it has two or more layers then tear off is a must as more layers are not allowed per code. If your property has one layer then it is up to your discretion (unless there is rotten wood or other factors) if you would like to get tear off done or not.

Of course, we will clean any debris that was made from the roof. The perimeter of the house will be swept and walked around with a nail magnet to pick up any nail that might have been dropped. If by any chance we missed something we will gladly go back and clean it up.
